About the Position
Collection Équinoxe is seeking a Director, Commercial Leasing to lead the leasing strategy for its commercial portfolio and contribute directly to the performance and value of its assets.
Reporting to the Commercial Real Estate Director or General Management, the successful candidate will lead pipeline development, tenant and broker relationships, commercial tenant-mix optimization, and lease and renewal negotiations.
Key Responsibilities
- Develop and implement the portfolio’s commercial leasing strategy.
- Maximize occupancy rates and rental revenue.
- Build a network of tenants, retailers, brands, franchises, brokers and partners.
- Lead negotiations for letters of intent, leases, renewals, expansions and relocations.
- Analyze rent per square foot, vacancy, concessions, budgets and impacts on NOI.
- Optimize the commercial tenant mix and positioning of available spaces.
- Build and manage an active pipeline of qualified prospects.
- Present clear recommendations to management regarding opportunities, risks and leasing performance.
- Collaborate with operations, finance, legal, construction, design, marketing and development teams.
- Ensure the quality of data and documentation in management systems and tracking tools.
Qualifications
- University degree in business administration, real estate, finance, commerce, marketing, urban planning, real estate law or a related field.
- Eight to ten years of relevant experience in commercial leasing, commercial real estate, retail, brokerage or business development.
- Demonstrated experience negotiating commercial leases and complex terms.
- Strong understanding of rental revenue, rent per square foot, vacancy, concessions, budgets and NOI.
- An established network of brokers, retailers, brands or business partners is a significant asset.
- Experience with shopping centres, mixed-use buildings, neighbourhood retail, restaurants or service businesses is strongly preferred.
- Experience managing or supervising internal or external resources is an asset.
- Bilingualism in French and English is a significant asset.
