Senior Project Manager – Construction
Introduction
Jadco Real Estate Corporation is a growing, integrated real estate company specializing in the development, construction and management of major residential, commercial and mixed-use projects.
As the company continues to grow and undertake major projects, Jadco is seeking a Senior Project Manager to oversee the planning, coordination and complete delivery of construction projects, from design through completion.
This role is intended for an experienced, thorough and motivating professional who can manage multiple stakeholders, make operational decisions, and ensure compliance with schedules, budgets, quality requirements and Jadco standards.
Position Summary
Reporting to the Project Director/Construction Director, the Senior Project Manager is responsible for the overall management of assigned projects. They serve as the primary resource between professionals, subcontractors, internal teams, municipalities, site superintendents and management.
The role involves planning, coordinating, negotiating, monitoring and controlling every stage of the project to ensure efficient execution in accordance with plans, budgets, schedules, regulatory requirements and the company’s quality standards.
Roles and Responsibilities
Project Management and General Coordination
- Manage assigned projects from planning through delivery.
- Serve as the main point of contact among the construction site, professionals, subcontractors, municipal representatives, inspectors, owners and internal teams.
- Organize and lead kickoff, coordination and follow-up meetings with professionals and stakeholders.
- Align practices and communications among the various stakeholders to ensure the project runs smoothly.
- Closely monitor priorities, schedules, deliverables and decisions.
- Lead or participate in weekly site meetings, depending on project requirements.
Tendering, Contracts and Negotiation
- Review scopes of work for the various divisions and contracts.
- Plan the tendering sequence in collaboration with the estimating team.
- Analyze bids, compare proposals and participate in award recommendations.
- Negotiate contracts and changes with subcontractors and suppliers to optimize costs, schedules and execution terms.
- Participate in contract awards and update schedules in collaboration with Construction Management.
- Monitor purchase orders, change orders, change notices and contractual adjustments.
Schedule, Budget and Performance
- Develop, monitor and update the construction schedule using MS Project or similar tools.
- Coordinate site progress with superintendents to meet critical project milestones.
- Ensure compliance with the construction budget by regularly monitoring costs, commitments, changes and extras.
- Identify risks of cost overruns or delays and quickly propose corrective solutions.
- Provide management with clear updates on progress, issues, risks and required decisions.
Construction Site, Quality and Compliance
- Conduct regular site visits to validate progress, compliance and quality of work.
- Oversee quality-control follow-ups in collaboration with superintendents and professionals.
- Respond to superintendents’ needs and support the resolution of operational issues.
- Ensure that directives, revised plans and professional instructions are promptly communicated and implemented on site.
- Respond to inspection reports issued by the City or other relevant authorities.
- Ensure that work is performed in accordance with plans, specifications, applicable standards and contractual requirements.
- Ensure compliance with construction-site health and safety requirements.
Permits, Inspections and Municipal Relations
- Prepare, coordinate and submit permit applications required during construction.
- Organize follow-ups with inspectors, utility-location personnel, municipal representatives and other authorities.
- Prepare schedules for partial occupancy permits in collaboration with the relevant teams.
- Coordinate the steps required to meet planned move-in or delivery dates.
Project Closeout and Administrative Follow-Up
- Participate in contract closeout and deficiency follow-up.
- Coordinate final payment agreements, release of holdbacks and required documentation.
- Collaborate with Accounting to ensure thorough processing of commitments, invoices, holdbacks and final payments.
- Ensure complete project documentation and follow-up on all information required for delivery.
Your Day-to-Day Responsibilities
- Manage priorities across multiple projects, construction sites and stakeholders.
- Participate in coordination meetings with professionals and internal teams.
- Follow up with subcontractors, suppliers, superintendents and municipalities.
- Review schedules, budgets, changes and construction-site issues.
- Visit construction sites to validate progress and support field teams.
- Make timely, structured decisions to maintain project efficiency.
- Clearly communicate risks, issues and solutions to management.
What We Are Looking For
Education and Experience
- Bachelor’s degree in construction engineering, civil engineering, architecture or another relevant field.
- A minimum of seven to ten years of relevant experience managing real estate construction projects.
- Experience with major residential, commercial or mixed-use projects.
- Experience in design-build, design management or multidisciplinary coordination is a significant asset.
- Excellent knowledge of Quebec building codes, safety standards, municipal requirements and construction practices.
- Proficiency in MS Project or an equivalent planning tool.
- Fluency in spoken and written French and English.
- Availability for frequent travel to construction sites.
